What to Expect During a Home Inspection
A friendly walkthrough of how a home inspection works, how long it takes, and what you will take away.
If you've never had a home inspection before, it's natural to wonder what the day will look like. This guide walks you through what a Frontier home inspection involves, how long it typically takes, and what you'll walk away with — so you arrive ready and leave informed.
Before the inspection
We'll arrange a time that works for you and confirm the property details. If you have specific concerns about the home — a particular system, a past repair, or something the seller disclosed — mention them when you schedule so they're on our radar before we arrive.
You don't need to do much to prepare for a buyer's inspection, but making sure the inspector can access areas like the attic access, electrical panel, and water heater helps the day go smoothly.
During the inspection
A home inspection is a visual evaluation of the home's visible and accessible systems and components. We move through the property systematically — roof, exterior, foundation, electrical, plumbing, heating and cooling, attic, interior, doors and windows, and visible safety concerns — noting conditions as we go.
How long it takes depends on the size, age, and condition of the home. Larger or older homes simply take longer to evaluate carefully. We take the time needed rather than rushing.
After the inspection
You'll receive a report delivered the same day, written in clear, easy-to-read language. It describes what we observed and flags items that may warrant attention — not as a pass/fail, but as an honest picture of the home's visible condition.
That report is a tool. You can use it to plan repairs, revisit your offer with your agent, or simply understand the home you're buying better. We're happy to answer questions about it after you've had a chance to read it.
