How to Prepare for an Inspection
Simple steps to get your home ready so your inspector can see as much as possible.
A little preparation helps your inspector see as much of the home as possible — and it helps you get the most useful report. Here are simple, practical steps to get a home ready for an inspection, whether you're a seller preparing for a pre-listing inspection or a homeowner scheduling maintenance.
Clear access to key areas
Make sure the inspector can reach the attic access, crawl space entry, electrical panel, water heater, and HVAC equipment. If any of these are blocked by stored items or locked doors, we may not be able to evaluate them.
It's also helpful to ensure there's clear access around the exterior of the home so the foundation, grading, and roof edges can be seen.
Make systems operational
If the home has gas, water, or electricity shut off, the inspector can't fully evaluate those systems. Utilities should be on for the inspection, and pilot lights lit if the home has gas appliances.
Replace any burned-out light bulbs you know about — otherwise they may be noted as inoperable fixtures when the issue is only the bulb.
Tidy up and document
A tidy home lets the inspector focus on the structure rather than your belongings. You don't need to stage the home, but clearing sinks, counters, and access points helps.
If you've had recent repairs or know about past issues, jot them down. The more context you can give — and the more your inspector can see — the more useful the report will be.
